Farm located in the municipality of Baião, the 2 mile (about 5 minutes by car) from Mesão Frio, 18 km away from Baião and Régua 15 km (about 15 minutes by car).

The farm has about 9 hectares, distributed by:

- farm with about of 6.5 hectares which has had 4 hectares of vineyard but currently has 1 hectare of vineyard cultivated (varieties inside out, tourigas and Muscat, etc). The property is still on the last slope to the South of the Serra do Marão, a quota ranging approximately between 350 and 450 metres above sea level which is good altitude for vinho verde inside out and Pedrená.
It also has garden, fruit trees, olive trees and chestnut trees and a pine forest/Hill on top of which is a plateau with access to the road where you can enjoy a wide view over the Valley of Várzea sighting-if cold-Meson and the Serra de Montemuro Beyond-Douro.

- Main house with 2 floors and 4 rooms, in a reasonable State of preservation.
The RC is composed by: cellar, winepress and garage; the 1 Floor consists of 4 bedrooms, 2 bathroom, living room, kitchen and Office;
There is a threshing floor with about 100 m 2 next to the House;
-Two bedroom apartments habitable, one of them with traditional wood-burning oven; with two warehouses on the lower level;
-Two houses in ruins, one of them with stone walls;
-Two land (about 2.5 acres), separated from the farm, located north of the same up the road (near the Lady help) with high probability of having groundwater, with the possibility of opening a hole (water and lead to Thursday) in the event it is necessary.

The farm has also two Barns (one of the floors with concrete slab) and a mill in ruins along the river Teixeira;
It should be noted that the river Teixeira going on at the lower limit of the property and is considered unpolluted.
